Fees: Families are responsible for a closing fee that can reach up to $3000. There is a 0% down payment required for closing costs, along with a mortgage that carries a 0% interest rate (0% APR). The duration of the mortgage varies based on income; Habitat modifies the mortgage length to ensure that the monthly payment (including taxes, insurance, and any applicable condo fees) does not exceed 30% of the homeowner’s gross monthly income at the time of sale.

Who can use this

  • Families living in inadequate housing must meet specific criteria, including income guidelines, a commitment to 500 hours of sweat equity, U.S. citizenship or permanent residency, no home ownership in the last 3 years, and the ability to manage mortgage payments with stable income and good credit history.
