Habitat for Humanity offers families the chance to construct and purchase their own homes at no profit.

Fees: Families must cover a closing fee of up to $1000. There is a 0% down payment required for closing costs and a mortgage with 0% interest (0% APR). The duration of the mortgage varies based on income; Habitat adjusts it to ensure that the monthly payment, which includes taxes, insurance, and any applicable condo fees, does not exceed 30% of the homeowner's gross monthly income at the time of sale.
Who can use this
- Families living in inadequate housing must meet specific criteria: -Adhere to income guidelines -Commit to 500 hours of sweat equity in construction -Be U.S. citizens or permanent residents residing in the Greater Albany School District for the past year -Have not owned a home in the last 3 years -Demonstrate the capacity to afford mortgage payments (stable income and good credit history, able to manage existing debt). Inadequate housing may involve issues like poor heating or wiring, leaks, mold, insufficient space for the family, or spending 50% or more of income on housing.
