About this resource

This initiative provides affordable homeownership options, home rehabilitation, and accessory dwelling unit (ADU) construction services. It constructs homes in collaboration with community volunteers and prospective homeowners, utilizing donated materials and skilled labor to create permanently affordable housing. Properties are resold to eligible families at a principal price to ensure long-term affordability in the region.

Intake Procedure: Interested individuals must participate in an orientation session, which is announced prior to new home construction. Following this, they must complete a full application once they are determined to be program eligible.

Who can use this

-Available to low-income, first-time homebuyers with incomes between 50% and 80% of the Area Median Income (AMI). -Applicants must not have owned a principal residence in the last 3 years. -A minimum credit score of 620 and a debt-to-income ratio below 40% is required. -No Chapter 7 bankruptcy in the last 4 years or Chapter 13 bankruptcy in the last 2 years. -All title applicants must provide proof of U.S. legal residency, with at least one applicant being a permanent resident. -Selected households must contribute 500 hours of sweat equity, a $1,500 down payment, and cover closing costs. -This program serves residents of Santa Cruz County and Monterey County.
